The Role
Our client organizations across Calgary rely on experienced Construction Project Managers to transform drawings into safe, high‑quality, on‑time builds. In this role, you will orchestrate the full project lifecycle—from preconstruction planning and procurement through commissioning and turnover—balancing scope, schedule, cost, quality, and safety on complex ICI, multi‑family, civil, and light industrial projects. You will be the connective tissue between owners, consultants, trade partners, and field teams, translating design intent into executable work plans while proactively de‑risking challenges.
Operating in Calgary’s dynamic market, you will navigate City approvals, Alberta Building Code requirements, and seasonal constraints, including winter protection and cold‑weather concreting. Your leadership will drive collaborative delivery, data‑driven reporting, and disciplined change management, ensuring predictable outcomes and strong stakeholder confidence on every assignment.
What You'll Do
- Lead end‑to‑end project delivery from preconstruction through closeout, establishing WBS, baseline schedule, cash flow, and cost controls aligned to project objectives.
- Develop, update, and analyze detailed schedules in MS Project or Primavera P6; facilitate pull‑planning and look‑ahead sessions with superintendents and trades.
- Oversee tendering and procurement: prepare bid packages, level scopes, recommend awards, and administer CCDC prime contracts, subcontracts, and purchase orders.
- Manage budgets, forecasting, and earned value; prepare and approve progress claims, change orders, and contingency usage while maintaining accurate cost reports.
- Coordinate design and technical workflows: RFIs, submittals, shop drawings, mock‑ups, commissioning plans, and turnover documentation with consultants and suppliers.
- Partner with site leadership to implement site logistics, QA/QC plans, and safety programs (COR/OHS), including winter protection, temporary works, and environmental controls.
- Ensure compliance with Alberta Building Code, Alberta OHS, and City of Calgary permitting, inspections, utility locates, and occupancy requirements.
- Lead stakeholder communication: chair OAC and site meetings, issue minutes and action logs, and produce weekly progress updates, risk registers, and dashboards.
- Mitigate risk through proactive planning, constraint management, and claims avoidance; escalate issues early with evidence‑based recommendations.
- Drive closeout excellence: manage deficiency resolution, O&M manuals, as‑builts, training, warranty tracking, and final completion documentation.
What You Bring
- 5–10+ years of progressive construction project management experience delivering ICI, multi‑family, civil, or light industrial projects.
- Diploma/degree in Construction Management, Civil Engineering, Architecture, or a related technical field (or equivalent experience).
- Demonstrated success managing scopes ranging from mid‑size to large capital projects with multiple stakeholders and complex phasing.
- Proficiency with Procore (or similar project management platform), MS Project or Primavera P6, Bluebeam, and advanced Excel for cost/schedule analysis.
- Strong knowledge of CCDC contract forms, Alberta Builders’ Lien Act, procurement best practices, and change/claims management.
- Solid grasp of Alberta Building Code, Alberta OHS legislation, COR requirements, QA/QC procedures, and City of Calgary permitting/inspection processes.
- Financial acumen: budgeting, forecasting, earned value, cash flow management, and cost control across self‑perform and subcontracted work.
- Excellent communication, negotiation, and stakeholder management skills; able to lead meetings, resolve disputes, and drive accountability.
- Design/constructability review and value engineering capability; ability to interpret drawings/specifications and coordinate interdisciplinary details.
- Professional certifications an asset: PMP, Gold Seal Certification (GSC), P.Eng/E.I.T.; CSTS/First Aid valid. Valid driver’s license and ability to visit active sites and travel within Alberta as required.
What's In It For You
- Comprehensive health, dental, and vision coverage, plus life and disability insurance.
- RRSP matching program with employer contributions.
- Performance‑based bonus eligibility tied to project and company outcomes.
- Vehicle allowance or company vehicle program with fuel/parking provisions.
- Company‑provided laptop and mobile phone, plus reimbursement for field data needs.
- Paid vacation and personal days, plus statutory holidays in accordance with Alberta employment standards.
- Professional development support, including reimbursement for PMP/GSC and continuing education, training, and industry conference attendance.
- Per diem/LOA and accommodations for out‑of‑town assignments; access to EAP and wellness resources.
